Bellway Homes' plans for a 119-home development at Hoo St. Werburgh have been approved by members of Medway Council's planning committee.
The 3.9ha site, known as Coleman Land, is the fourth and final phase of a development of more than 600 homes off Bells Lane.
Bellway’s scheme comprises 88 houses and 31 flats, as well as the retention of the existing Rayes Lodge property on the pasture land site. Thirty of the homes will be “affordable”.
As well as landscaping work, the development will include a new junction with Bells Lane, together with a link to Bellway's neighbouring Old Stables development.
Planning officers said the site had been designated for housing in the 2003 Medway local plan, meaning that the principle of development was already established.
"Adjoining parcels of the application site already have planning permission, and have now been built out," they said.
"The proposed scheme will provide a good-quality housing development."
Conditions for approval included Section 106 planning-gain contributions totalling almost £428,000.
